Erda Basement Apartments and Family Suites on Acreage

Erda is where people go when they want land. Bigger lots, room for horses, a shop out back, and a house with a full basement waiting to be used. That space downstairs is perfect for a basement apartment, an accessory dwelling unit, or a family suite for aging parents or grown kids. We build a lot of these in Erda, and the acreage lifestyle comes with a few things you need to plan for. Here is the honest rundown.

Erda Now Issues Its Own City Permits

This is the biggest change most Erda homeowners have not caught up with yet. Erda incorporated as a city in 2022, and since then it issues its own building permits through Erda City. It used to run through the Tooele County Building Department, and plenty of people still assume that is the case. It is not anymore. If your address is in Erda, your permit and inspections go through the city now. We stay current on this and submit to the right office, so your project does not stall because the paperwork went to the wrong place.

Acreage Means Well and Septic

Most Erda homes are not on city water and sewer. They are on a private well and a septic system, and that changes how you plan a basement apartment. A second full kitchen and bathroom downstairs adds fixtures, water use, and wastewater. Before we build, we think about whether your septic system is sized for the added load, especially if the apartment will house additional people full time. This is a real consideration, not a formality. A family suite for one parent is a smaller load than a full rental apartment for a family of four. We plan the plumbing and talk through septic capacity up front so there are no surprises down the line.

Family Suite vs. Rental ADU

These two projects look similar but they are not the same, and the difference matters for permits and design.

A family suite or mother-in-law setup

This is a finished basement with a bedroom, bathroom, living area, and often a kitchenette, meant for family. It gives an aging parent independence and privacy while keeping them close, or gives a grown kid a landing spot. This is the most common Erda project we do, and it is the more straightforward of the two.

A true accessory dwelling unit

An ADU is a separate legal dwelling with its own entrance, kitchen, bath, and living space, often intended for rental. This has more requirements: zoning and land use rules, a separate entrance that meets code, egress in every bedroom, fire separation, and the full permit process through Erda City. We handle all of it, but you should go in knowing an ADU is a bigger, more regulated project than a family suite.

The appeal is simple. You already own the basement. The foundation, roof, and shell are paid for. Finishing that space into an apartment or suite costs a fraction of building a detached unit or a new addition on the lot, and it keeps family close on the land you already love.
